New-Seabury
is a luxurious oceanfront village on Cape Cod in Barnstable County, located within the town of Mashpee. As of the 2000 census, it had a population of 815. This resort community boasts two nationally known golf courses, beautiful beaches and homes set amid acres of rolling hills, meadows and ponds, woodlands and white sandy beaches. Amenities at New Seabury include a lovely marina and a private Cabana Club for adults, a country club with driving range, practice greens and a spectacular 42,000 square foot clubhouse. More than twenty other golf courses can be found in the area, along with extensive bike trails, lighthouses and other historic structures. Besides golf and bicycling, other outdoor activities in the area include tennis, fishing, boating, sailing, swimming, surfing, shelling and miniature golf. The famous Mashpee Commons and Deer Crossing Shopping Center are just minutes from New Seabury and offer a wide variety of shops, upscale boutiques, fine dining and other services. Visit nearby Hyannis, Falmouth and Woods Hole where you can board a ferry to Nantucket and Martha's Vineyard. New Seabury is only 28 miles south of the historic settlement of Plymouth and approximately 66 miles southeast of Boston.

The Cape Cod region has a four season climate with maritime influences. The weather here is generally more moderate than inland Massachusetts. Extreme conditions such as blizzards and hurricanes are possible, but not typical. Due to the moderating affect of the ocean, temperatures in the Cape Cod region are usually a few degrees cooler in summer and a few degrees warmer in winter. Spring comes late and is chilly, but autumn is mild and remains warmer than places further inland. The Cape Cod region has the lowest precipitation of anyplace in New England. Tropical storms occur once every 5 or 6 years, with very high winds and heavy rain. On average, the area is hit by a hurricane once every 11 or 12 years.
